THINGS YOU DON’T KNOW ABOUT TITLE INSURANCE

The vast majority of real estate transactions in the United States involve the purchase of title insurance. No institutional lender will lend a dime, and no astute investor will spend a dime, for a piece of property unless their investment is covered by a title insurance policy. And yet, many REALTORS® know little about how title insurance really works.
In this informative lunch and learn, board certified real estate attorney and title company owner Ned Hale will explain why title insurance is necessary, what it covers, what it doesn’t, and how it differs greatly from most other types of insurance.
Ned will further teach participants how to read a title commitment, and he will explain the differences between a title commitment and a title policy, as well as cover some of the most common title problems and their solutions. Ned will also show how the standard HUD-1 settlement statement reflects title charges on both cash and loan deals. Finally, Ned will go over what sales contracts say about title insurance and who pays the title insurance premium and related charges.
As an added bonus, Ned will show you the different ways your clients can take title to real estate in Florida. A few examples are individually, husband and wife, tenants in common, joint tenants, enhanced life estate, living trust, Florida land trust, LLC, and corporation. Each method has different tax, asset protection, and estate planning implications. In this interesting seminar, Ned will explain the pluses and minuses of each of these options so that your clients can decide which is best them.
